Owners Association Managers
Under Law 27 of 2017 all Owners Association Managers operating in Bahrain must be licensed by RERA. A transition period will run until 5 January 2019 to allow existing owners association managers to comply with the new regulations and apply for a license.
- Company or individual Applications: Owners Association Managers can apply for a license either as an individual or as a company.
- Code of Conduct: Owners Association Managers are obliged to uphold the RERA Code of Conduct.
To apply for a RERA license:
- Print out the PDF Application Form, collect all your documents and visit us at RERA (SLRB Building, 10th Floor).
Apply for an Owners Association Manager License as an Individual
Individuals can apply in person by filling the following forms and accompanying templates and submitting them to RERA.
It is important to read the instructions carefully, to check the list of documents required and to have the documentation ready before commencing the applications process.
The application process takes approximately five days.

The application process takes approximately five days. Unfortunately, incomplete applications cannot be processed.

Ongoing Obligations of Licensed Owners Association Managers
The Ongoing obligations of the licensed Owners Association manager will include the following:
- Complying with the RERA Code of Conduct – this is set out [here].
- Carrying out work impartially and honestly.
- Displaying License details in the office, on letters, business cards etc.
- An Owners association manager shall not represent a client if he has an interest in the activities of that client that limits the impartiality the owners association manager (see more details in Article 24 of the Resolution.)
- Periodic reporting – the licensee must provide periodic reports to RERA of details of all contracts relating to Owners Associattion Management. This includes:
- names of parties;
- date and term of contract;
- nature of service provided;
- contract price;
- details of any disclosed conflict of interest.
Continuing Professional Development (CPD)
- The Certificate in Owners Association Activities (M100 – accredited by the American Community Association Institute). To register please email realestate@bibf.com or call BIBF Registration on 17815591. It is a prerequisite to hold a RERA License to apply for CPD training courses.
- The holder of Property Manager license must complete the RERA Certificate in Owners Association Management. This course of study plus exam incorporates modules specifically on real estate regulatory requirements in Bahrain.
- The Holder of a full Property Manager License must also hold the additional Owners Association Manager License if he/she wishes to provide Owners Association Management services. In such instances he/she must complete the RERA CPD for both disciplines – the Certificate in Property Management and the Certificate in Owners Association Management (accredited by the American Community Association Institute).
