How do I get a license for an Off-Plan Sales Project?

Documents required

  • Title deed for the plot in the name of the developer.
  • Approved Urban Planning subdivision plan (if any).
  • Approved Urban Planning master plan (if any).
  • Land valuation report by RERA Licensed Valuer.
  • Copy of agreements between master developer and sub-developer (if any).
  • Municipality building permit.
  • Municipality approved drawings with units and common area
  • Address cards issued by CIO
  • Letter and development valuation report from the consultant engineer setting out the costs of development.
  • Copy of the contractor agreement to construct the development.
  • Detailed program of structural and architectural work and service work required by the project. (Gantt Chart)
  • RERA development progress forecast template completed by the project consultant.
  • Document stating works required for infrastructure and utilities to implement the project in order to complete the master plan (if relevant)
  • Completed RERA finance plan template.
  • Feasibility study or results of RERA Market Research License supporting sales assumptions in the finance plan.
  • Copy of signed escrow agreement with escrow bank.
  • Letter from escrow account trustee confirming escrow account details and deposit in escrow account.
  • Copy of the template off-plan sale contract (SPA) intended to be used in all off-plan sales and supporting disclosures.
  • Draft of Property Location Plan showing units and common areas
  • Draft Joint Property Bylaws for the owner’s association, for each level of the owner’s association.
  • Articles of Association of owner’s association, for each level of the owner’s association.
  • Request to SLRB to create off-plan sale register.
  • Request to SLRB to make an annotation in the land journal and under Article 21 of the law.
  • Copy of developer license.
  • Copy of representative’s ID / Passport.
  • Company document setting out the authority of the representative to complete the application
